House refurbishment in York

The Old Rectory, near York, was a house, a cottage and stables, designed as one scheme and run by one person. Your refurbishment can work the same way.

Whole-house refurbishment

One plan for the whole house

In a whole-house refurbishment, every decision touches another. The kitchen layout sets where the plumbing goes, the plumbing decides when the floors go down, and the colour of the hall changes how every room off it feels.

I design every room together, then manage the builders, joiners and decorators in the order the house needs them. You get one plan and one person to call.

A project near York

The Old Rectory, near York

A full refurbishment of a country house near York, inside and out, with a cottage, stables and paddocks beyond.

  • A vaulted, glazed extension gives the kitchen height and light, with a walk-in pantry alongside.
  • The formal rooms have their original proportions restored, fireplaces reinstated, and a new orangery opening onto the garden.
  • Six bedrooms, each with joinery made for its own space.
  • Bathrooms with circular windows, roll-top baths and a run of green tile.

I designed it and project managed the trades from the first drawing to the final styling.

What I take on

What I take off your hands

  • One design for every room, agreed before work starts
  • Ordering and tracking everything, from kitchens and bathrooms to lighting and fabrics
  • Bringing in my own team of trades and booking them in the right order
  • Meeting trades on site and solving problems as they come up
  • Keeping you updated at every stage
  • Final styling, so the house is finished, not just built

More on how I run design and project management.

York houses

Refurbishing an older house in York

Plenty of houses in and around York are listed, and older buildings rarely have nothing hiding behind the plaster. If yours is listed, many changes, inside as well as out, need listed building consent from City of York Council before work starts.

I regularly work with listed and period properties. The consent timings go into the plan from day one, not halfway through.

I needed someone to come in and move my renovation project of a large country house and cottage forward. Pip brought in a great team of trades which she project managed and worked with me on all the interior design. She was always very professional, working closely with the team, keeping me up to date on all aspects of the project. Pip completed the project with a calm enthusiasm, listening to the brief and steering me in the right direction. I can see why Pip has so many returning clients”.

Pip has been wonderful to work with. She has advised and supported us in transforming a room that had not worked for some time into a room that we love! All details were covered, from wall colour to window dressing to door handles, nothing was overlooked. Pip was always on hand to meet tradespeople, order items and to make suggestions; her attention to detail is excellent. Pip's management of the project was superb, she organised a timetable allowing a smooth and successful completion of the project. I would not hesitate to recommend her.

Although we haven’t personally used Pip’s services yet, we know several people who have - and every single one of them has been extremely happy with her work. Pip is a lovely, honest person who genuinely cares about her clients. From everything we’ve heard and seen, nothing is ever too much trouble for her, and she goes above and beyond to make sure people are happy with the end result. She comes highly recommended by those who have worked with her, and based on her reputation and approach, we wouldn’t hesitate to consider her for future interior design projects.

Worked with Pip, on a refurbishment/extension of a historic property. Excellent finish, great communication and ideas throughout. Pip managed and coordinated a series of interior trades and was always available to review matters. Thoroughly recommend.

Pip was so easy to work with. She came up with brilliant ideas for a small space that needed to work for more than one thing. Timely, friendly and creative and excellent value for money. Would highly recommend.

Pip has been hugely helpful in planning our new kitchen and other changes we want to make to our house. Taking on board differing views and diplomatically steering us towards something we will all like and use. She works well with local trades and I would highly recommend her.

FAQs

House refurbishment in York: common questions

How much does a house refurbishment cost in York?

Every house is different, so the cost depends on its size, its condition and how much work it needs. I’ll talk through the scope with you first and set out the costs clearly before any work starts.

Only if the house is listed. Then most changes that affect its character, inside or out, need consent from City of York Council. We check early, so the timing is built into the plan.

Both are open to you. Many clients want me to design the house and manage the builders, joiners and decorators. If you have your own builder, I can do the design only.

It depends on the size of the house, the work involved and lead times for things like kitchens and joinery. Once we’ve talked through your project, I’ll give you a realistic timetable.
